Bayville Shores
Fenwick Island, Delaware
Bayville Shores is a 92-acre residential community comprised of 332 multi-family residences offering views and access to internal waterways and the Little Assawoman Bay. Neighborhood “fingers” were created so as to position the built community between natural wetlands and the man-made waterways linking the community and providing recreational opportunities such as fishing, crabbing, and bird watching. Residences range from 2 to 3 stories, and offer a variety of configurations with 3 to 4 bedroom options.
Unique to Bayville Shores is the flexibility built into the ultimate design of each building. Eight different unit plans and several variations of them have been created, each interchangable based upon stairway configuration. This approach allows the sales team to virtually contract the units first, allowing the building’s design to evolve accordingly. The result is one where few buildings are identical, thus avoiding a “cookie cutter” sameness typical of many such projects.
The community includes swimming and tennis amenities, bird observation posts, storage facilities and jogging/bicycle paths. Man-made ponds were created for stormwater management and recreation and to provide waterfront exposure for all residences. A regional wastewater pump station provides wastewater service to the community and adjacent properties. On-site wastewater collection was sized to allow extension to future off-site development. Environmentally sensitive site planning was required to preserve federal and state wetlands as open space.

Description of Community Center:
Centrally located within the 332 unit multi-family community where both internal roadway and waterway meet, the community center provides active recreational opportunities for residents of all ages. Swimming pools, decks, cabana, tot lot, volleyball, and shuffleboard courts have been designed, central to which is the clubhouse building. The building itself contains changing rooms, equipment, an office, and poolside bar on the lower level. The second level, in addition to magnificent views which extend beyond the pool and water way toward Little Assawoman Bay, contains a fitness center,, balcony deck, and catering style kitchen. A boardwalk and crabbing pier uniquely link the various components of this recreational amenity.
Because the clubhouse facility is located on direct axis with the main entrance road for the community, it was felt an impressive, yet tasteful architectural gesture was required. The building itself (at 1700 sf) made the challenge particularly difficult due to its size, but a unique two-story arched opening was devised, revealing the lower level pool accessway, stairway to upper level meeting room and grand wrought iron style gates. The result was similar to a large picture frame surrounding a portrait of unique building shapes and color.
Studio 3D Services:
A three-dimensional model of the proposed building design was generated for use in sales and marketing of the townhome units. Additionally, an aerial photograph of the proposed site was digitally-enhanced to show the development location and site layout.
Other Value Added Services:
In addition to the services described, Davis, Bowen & Friedel, Inc. also provided design services for the Tennis Area and pavilion, the entrance features (including signs and pavilions), all building identification and street signs, and the temporary sales office. |
